An inspection is only worth something if you get the evidence. A chimney is the one part of a house a homeowner genuinely cannot check — it is on the roof and the important part is a dark vertical shaft. That information gap is where overselling happens. What gets checked

  • Flue interior — camera run up the liner looking for cracks, gaps, glazing and blockages
  • Chimney structure — brick, mortar joints and any sign of spalling or movement
  • Crown — the concrete slab on top, the single most common point of water entry
  • Cap and spark arrestor — present, fitted, and not rusted through
  • Flashing and roof line — where the chimney meets the roof, and the usual source of ceiling stains
  • Firebox and damper — cracked panels, failed refractory, damper operation
  • Draft — whether the chimney is actually pulling as it should

What you get at the end

A written report with photographs of each finding, notes in plain language on what each one means, and — the part that matters — a ranking. Safety problems that need attention now are separated from wear that is worth watching and re-checking next year. If there is nothing wrong, the report says so.

Why this matters more in Oregon

In a dry climate, chimney inspections are mostly about soot. Here they are mostly about water. Months of rain followed by freeze-thaw cycles work masonry apart from the outside in, and the damage starts at the crown and flashing long before anything is visible from inside the house.
