Through winter that water freezes inside the masonry, expands, and forces the material apart a fraction at a time. Signs you need repair, not a sweep

  • A brown or yellow stain on the ceiling or wall beside the chimney breast
  • Mortar you can rake out with a finger, or joints that have gone hollow
  • Brick faces flaking, blistering or shedding in sheets
  • White chalky staining on the outside of the brick — efflorescence, meaning water is moving through
  • Rust on the damper, firebox or cap
  • Chunks of masonry or crown debris turning up in the firebox or on the roof
  • A visible lean, or a gap opening between the stack and the roof

How we quote it

We inspect first, photograph what we find, and then give you a written price. You will be told which items are a safety issue now and which can reasonably wait a season — and if a repair can be deferred, we will say so rather than bundling it in.

Finish the job properly

Repairing masonry without sealing it afterwards is half a job. Once the mortar and crown are sound, waterproofing is what stops the same cycle starting again, and it is far cheaper than repeating the repair in five years.

It depends entirely on what is wrong — a cap fitting and a partial rebuild are different orders of magnitude. That is why estimates are free, on site, and in writing before work starts.

Some work yes, some no. Masonry and crown work need dry conditions and time to cure, so we schedule those around the weather. Caps, chase covers and many flashing repairs can be done year round.

Caps and chase covers are usually a single visit. Crown rebuilds and tuckpointing are typically one to two days plus curing time before sealing.
